Privacy notice
What we collect, why, and your rights. This draft will be reviewed before launch.
What we collect and why
Your email and phone number, to let you log in and keep messaging safe. We never show them to other members unless you choose to share them.
Your profile and listing details, so people can find and get to know each other.
Whether your identity checks passed and a reference number from our partner. We never store ID documents or photos of them.
Your exact address, only if you're a host. It stays private until you share it.
Room photos are checked automatically by an AI service (Anthropic) to confirm they show the right room and don't show people or personal documents. If you've switched it on, photos may also be compared with images on other websites (Google) to spot fake listings.
Messages are checked automatically for strong signs of a scam, such as asking for money before a viewing. We record only the kind of sign, never the message itself, and a person reviews it.
If you arrive through a partner's link or poster, we note which one, so we know where members come from.
Our ID partner, Didit, keeps a secure record of each identity check for a limited time. We may share a member's verified identity with the Gardaí only in response to a valid request, such as one connected to a serious incident.
When you sign an agreement in the app, we keep a signing record: your name, the time, your IP address and device, and a fingerprint of the document, so either person can show who signed what and when.
When you list a room, we record the declaration you make (for example, that you have your landlord's permission or will register the tenancy with the RTB), with the wording, the date and your kind of listing, so we can show what was promised.
If your room is paused because you may not have permission to let it, you can send us your landlord's written permission. Only our team can see it.
If you report a room, we keep your report, your connection to the home if you give it, and your email address if you leave one, so we can tell you what we decided. The lister never sees who reported them. If your reports are repeatedly clearly unfounded, we note that and may set them aside for a while.
When we pause or remove a room, we keep a record of what we did, the reason and the facts, and send it to the lister.
What we don't collect
We don't ask for health or disability information. Please don't include it in your profile, listing or messages.
How long we keep it
We keep your data while your account is open. When you delete your account, we remove your profile and listings. Some records, such as messages and written notices, stay with the other person without your name. Reports are kept for safety reasons. Exact retention periods are being finalised.
A landlord's written permission is deleted 30 days after we decide. Declarations, our decisions and reports stay with the room's record and are removed when the account that listed it is deleted, except where we must keep them for safety or to deal with a legal claim. Other periods are being finalised with our solicitor.
Your rights
You can download your data and delete your account at any time from your account settings.
You can also ask us to correct your data, or complain to the Data Protection Commission. Contact us at privacy@laba.ie.
